Tract 01 · ~225 acres

Berry Island

Strategically located at the mouth of Corpus Christi Bay on the La Quinta Ship Channel. At 47 ft above sea level it sits among the highest elevations in San Patricio County — a competitive advantage in inclement weather.

Permits

U.S. Army Corps of Engineers permit in hand for six VLCC ship docks. Accelerates the timeline by four to seven years versus a greenfield development of similar scale.

Jurisdiction & port agreement

De-annexed from Corpus Christi, removing municipal zoning restrictions. A franchise agreement with the Port of Corpus Christi includes a "favored nations" clause ensuring favorable wharfage rates relative to competing docks.

Utilities

Conduit easement agreement in place; two subsurface conduits already drilled under the La Quinta ship channel; a high-pressure natural-gas line from previous use exists on the property.

Exxon Tract

Former Humble Oil refinery and terminal land — a regional pipeline hub with all the majors running through or near the tract: six crude, six natural-gas, two ethane and one LPG line.

Permits

Industrial zoning with a Special Use permit enabling immediate development of a terminal or ~20 MMBbl tank farm. August 2025: the Texas Railroad Commission issued a Certificate of Completion under its voluntary cleanup program.

Access

~2.5-mile pipeline right-of-way to Berry Island. Direct Class I rail. State Highway 200's approved route runs through the property; SH 361 directly north. A 100–161 kV transmission line crosses the tract.

Growth

A further ~89 wholly-owned acres, legally segregated, await remediation certification — connecting the tract directly to SH 361.
